Pipe Lagging and Insulation: A Chelsea Guide

When water freezes it expands, and that expansion splits copper and plastic pipework. For external and wall-mounted runs, use closed-cell foam lagging and seal every joint. Pipe insulation only works if it is continuous. The weak points are the bends, tee joints, valves and the short gaps where one length meets the next, because a bare inch of copper at an elbow will still freeze and split. Choose foam with the right bore so it grips the pipe, tape the seams and butt joints, and mitre the foam around bends so there is no exposed metal. Outdoors, use lagging rated for external use or protect it, because standard grey foam degrades in sunlight and weather over time.
Match the insulation to the pipe. The common choices are closed-cell polyethylene foam tubes, which are cheap, quick to fit and fine for most indoor and sheltered runs; nitrile rubber foam, which handles damp and temperature swings well and suits basements, plant rooms and pipes prone to condensation; and mineral-wool wrap, used where a fire rating or higher temperature resistance is needed. For frost protection the key number is wall thickness, not just the material. A thicker wall (commonly 19mm or 25mm) buys far more protection on an exposed run than the thin 9mm foam sold for basic energy saving indoors.
Fitting foam lagging is a straightforward job you can often do yourself. Measure the pipe's outside diameter and buy tubes to match the bore, plus a size up in wall thickness for cold locations. Most foam tube comes pre-split along its length: open the slit, ease it over the pipe, and press the seam closed. Cut lengths with a sharp knife and butt them tight end to end. At bends, mitre the ends at 45 degrees so two pieces meet cleanly. Then tape the whole run, sealing every seam, joint and butt with insulation tape or the self-seal strip built into better products. The aim is an unbroken sleeve with no cold metal showing.
Do not skip the valves, fittings and the last stretch to the wall. Frost finds the gaps. Isolation valves, stop taps, pump housings and the elbow where a pipe turns to pass through an external wall are all common split points because they are fiddly to wrap and often left bare. Cut and shape foam around them, or use purpose-made insulation for valves and bends. Where a pipe passes through an external wall, insulate right up to the wall and seal the hole so cold air is not drawn along the pipe from outside.
The condensate pipe deserves particular attention in Chelsea, because a frozen condensate is one of the most common winter boiler failures. A few pounds of foam per metre prevents burst pipes that cost hundreds to repair and can cause thousands in water damage to floors, ceilings and the flat below in a mansion block. Lagging hot-water and central-heating pipes also keeps the heat in the water rather than leaking it into a cold loft or void, so hot water arrives faster at the tap and the boiler works a little less hard.
