Leaking Boiler Repair Cost: Is It Worth Fixing?

What it costs to repair a leaking boiler depends almost entirely on where the water is coming from. A weeping compression joint, a pressure relief valve that is discharging because the system pressure is too high, or a flat expansion vessel are usually modest repairs. A leaking pump seal or diverter valve sits in the middle. A leak from the heat exchanger is the expensive one, and on an older boiler it is often the point where replacing makes more sense than repairing. Before paying anyone, check whether the boiler is still under the manufacturer's warranty or covered by a boiler or home emergency policy. First, make it safe. If you smell gas, leave the property and call the National Gas Emergency Service on 0800 111 999 before anything else. If it is only water, switch the boiler off, isolate its electrical supply if you can do so safely and put a container under the drip. Our guide on what to do if your boiler leaks covers the immediate steps. This page is about the next question: what the repair is likely to involve and whether it is worth paying for.

Why the source of the leak decides the bill. A boiler has a handful of places where water can escape, and they vary hugely in cost to fix. Some are outside the casing and involve inexpensive parts. Others are deep inside and involve major components with a lot of labour to reach them. An engineer has to find the source before quoting, because a drip under the boiler can come from the pipework below it, from a valve inside it, or from the heat exchanger itself. Photographs of where the water is collecting, and a note of any fault code and the pressure reading, help the engineer diagnose it faster.

The cheaper end: joints, valves and pressure. Many 'leaking boiler' call-outs turn out to be a weeping compression fitting or isolation valve on the pipes underneath the boiler, which is usually a quick fix. Another common one is the pressure relief valve discharging through the small copper pipe that runs outside. That valve is doing its job: it opens when system pressure gets too high, often because the filling loop was left open or the expansion vessel has lost its air charge. Re-charging the expansion vessel or replacing a worn relief valve is normally a modest repair. If your pressure gauge sits high, our guide to boiler pressure being too high explains the link.

The middle ground: pumps, seals and internal valves. Inside the casing, the circulating pump, the diverter valve on a combi and the various O-ring seals can all start to weep with age. Parts for these are more expensive than a fitting under the boiler, and the labour depends on how easily the engineer can reach them in your model. On a boiler that is otherwise sound and not too old, these repairs are usually worth doing. A leaking internal component often shows up first as the boiler slowly losing pressure and needing regular top-ups.

The expensive end: the heat exchanger. The heat exchanger is the core of the boiler, and when it corrodes or cracks the repair involves one of the most expensive parts in the appliance and significant labour. On a boiler that is still under warranty the manufacturer may cover it. On an older boiler out of warranty, a heat exchanger failure is the classic point at which many people decide the money is better put toward a new boiler. Water leaking from the condensate trap or its pipe is a different and cheaper problem, often a blocked or frozen condensate pipe, so do not assume the worst until the source is confirmed. Our guide to a leaking boiler condensate pipe explains how to tell the two apart.

Check warranty and cover before you pay. Many modern boilers come with manufacturer warranties that run for several years, usually on condition that the boiler was registered and serviced every year. If yours is in warranty, contact the manufacturer or your installer first, because a third-party repair can complicate a claim. If you have boiler cover or a home emergency policy, check whether leaks and the specific part are included and whether there is an excess. Our comparison of home emergency cover and calling a plumber directly explains the trade-offs. Buildings or contents insurance may cover water damage caused by the leak even when it does not cover the boiler repair itself.

Repair or replace: how to decide. A few questions settle most cases. How old is the boiler? Many boilers give good service for well over a decade, but as they age, parts get harder to find and one repair often leads to another. How much is the repair compared with the value of a replacement? If the quote for a heat exchanger or several internal parts is a large share of the cost of a new boiler, replacing usually wins. How reliable has it been? A boiler that has needed several repairs in the last couple of years is telling you something. And is it still efficient? An older non-condensing boiler costs more to run than a modern condensing one, so a new boiler partly pays for itself. Our guides on how long boilers last and when to replace your boiler go into more detail.

What leak sealer will and will not do. Central heating leak sealer can sometimes stop a very small weep in the system pipework, but it is not a fix for a failed seal, a discharging relief valve or a leaking heat exchanger, and some manufacturers do not want it used in their boilers. Using it inside a boiler under warranty can cause problems with a claim. Our guide to central heating leak sealer explains when it is worth trying and when it is not.

Why a leak is worth fixing quickly. Water dripping inside a boiler casing can reach electrical components and cause a second, more expensive failure. A leak that keeps the system losing pressure means the boiler locks out, often on the coldest night. In a Chelsea flat, a leak left running can also damage floors and the ceiling of the flat below, which brings insurance and neighbour costs on top of the repair. A small leak found early is nearly always cheaper than a large one found late.

Only a Gas Safe engineer should open the boiler. Any work inside the casing of a gas boiler must be done by a Gas Safe registered engineer. You can safely check the pressure gauge, look at pipework under the boiler for obvious drips, and see whether the relief valve pipe outside is dripping. Do not remove the casing or try to tighten internal fittings yourself.

How we handle it. Emergency Plumber Chelsea finds the source of the leak first, tells you what has failed and whether it is covered by warranty, then gives you a clear repair price before work starts, along with an honest view on whether a repair is worth it on your boiler. If replacement makes more sense, we explain why and what it involves; our guide to boiler replacement cost covers what drives that price. There is no call-out fee on jobs over 3 hours. For a leaking boiler in SW3, SW10, Knightsbridge, South Kensington or Fulham, see our boiler repair service or call 020 3002 6667.

Quick tips

  • Smell gas? Leave the property and call 0800 111 999 before calling a plumber.
  • Note the pressure reading, any fault code and exactly where the water collects; it speeds up diagnosis.
  • Check the warranty and any boiler cover before arranging a repair, and ask about the excess.
  • A dripping pipe outside the wall is often the relief valve responding to high pressure, not a failed boiler.
  • If the quote is for a heat exchanger on an older boiler, get a replacement price to compare before deciding.

FAQs

How much does it cost to fix a leaking boiler?

It depends on the source. A leaking joint or valve under the boiler, or a relief valve discharging because of high pressure, is usually a modest repair. Pumps, diverter valves and internal seals cost more. A leaking heat exchanger is the most expensive and often tips the decision toward replacement on an older boiler. An engineer needs to find the source before giving a firm price.

Is it worth repairing a leaking boiler?

Usually yes if the boiler is fairly young, has been reliable and the leak is from a joint, valve, seal or pump. It is often not worth it if the heat exchanger has failed on an older boiler, or if the boiler has needed several repairs recently. Compare the repair quote with the cost of a replacement.

Is a leaking boiler covered by warranty?

Often, if the boiler is within the manufacturer's warranty period and has been registered and serviced every year. Contact the manufacturer or your installer before arranging a third-party repair.

Can I keep using a leaking boiler?

It is safer to switch it off. Water inside the casing can damage electrical parts, the boiler may lock out as pressure drops, and a leak can damage your floor or the flat below. If you smell gas, leave the property and call 0800 111 999.

Why is water dripping from a pipe outside my house near the boiler?

That is often the pressure relief valve pipe. It discharges when system pressure is too high, commonly because of a flat expansion vessel or an over-filled system. It needs checking by an engineer but is usually a modest repair.
